Lead routing
Build routes that send each new lead to the right person: by source, language, country, tag and more, with office hours, daily caps and away dates.
Lead routing decides who gets each new lead the moment it arrives. You build it from routes. A route says which leads it takes and who gets them. It is for admins; team members see the Smart routing card in the Auto-assign sheet, and nothing else.
Open Leads in the icon bar, click Unassigned, then press Auto-assign and Open lead routing (or Add rule). The page is a canvas: A new lead arrives at the top, your routes below it in order, and at the bottom either Smart routing or Waits in Unassigned.
How a lead finds its route
- Fondaro checks your routes from the top.
- The first route that takes the lead and has someone who can get it wins.
- If a route takes the lead but nobody can get it (everyone is away, at their daily cap, or outside office hours), the lead falls through to the next route.
- When no route works, Smart routing gives the lead to your team, if it is on. If it is off, the lead Waits in Unassigned.
So put your most specific routes first and a broad one last. A route with no conditions takes every lead that reaches it.
Add and arrange routes
- Press Add route above the canvas, or right-click a route and pick Add route after.
- Drag a route up or down to reorder it, or right-click it and pick Move up or Move down.
- Right-click a route for Edit, Duplicate, Pause or Resume, and Delete. A paused route is skipped but keeps its settings.
- Click a route to edit it in the panel on the right. On a narrow screen the panel opens as a drawer.
- The canvas toolbar zooms, fits the canvas to the screen, and switches between Select and Pan.
Nothing changes for your leads until you press Publish. Until then your edits are a draft:
- Undo and Redo step back and forward through your edits.
- Discard puts the routes back to what is published.
- If someone else publishes while you are editing, you see Lead routing changed. Press Reload to see their version; your unpublished edits are not kept.
Which leads
The Which leads tab holds the route's conditions. Add as many as you like and combine them with and or or. Leave it empty and the route takes Every lead.

Most conditions also come in a "is not" form. For example: "Idealista sellers" is Where it came from is Idealista and Buyer or seller is seller.
Who gets them
The Who gets them tab holds the route's people.
- Press Add people or a team and tick the people. A team is read live when the lead arrives, so someone joining the team joins the route. Add these people swaps a team for the people in it today.
- Take turns: nobody gets a second lead before everyone has had one.
- Split by share: set a percentage per person. The shares must add up to 100. This takes people, not teams. Split evenly fills in equal shares.
- Smart: Smart routing, limited to this route's people. Those who list the lead's language on their profile go first, then whoever had a lead longest ago.
- Always this person: a route with one person.
Anyone who has left the agency is skipped.
Options
The Options tab holds the finer controls.
- Name: a short name such as "Idealista sellers". It shows on the canvas and in the sidebar.
- Paused: skip this route for now.
- Office hours: switch them on and pick the days and times the route works. A lead that arrives outside them falls through to the next route. The times are in your time zone, and the panel says which one.
- Daily cap: the most leads one person gets from this route in a day. Someone at the cap is skipped until tomorrow.
- Reassign after: if nobody has touched a lead within this many minutes, it goes to the next person in the route. It never goes back to someone who already had it, and it never leaves a lead without an owner. It counts office hours when the route has them.
Away until
To take someone out of routing for a while, right-click their card on the canvas and pick Away until.... Choose the day they are Back on. Until then they get no new leads from any route or from Smart routing. Back now ends it early. Their existing leads stay with them.
Try a lead
Press Try a lead to see where a lead would go before you publish. Pick A recent lead, or describe one: its source, where it came from, buyer or seller, language, phone country, tags, Growth area and arrival time. The canvas lights the path it would take and names the person who gets it and why, for example "Next in turn" or "Speaks Swedish". It also says who was passed over: someone who left, someone who is away, or someone at today's cap. It tries your unpublished changes, and nothing is assigned.
Problems and the last 30 days
The canvas tells you what is wrong, in the sidebar and on the route:
- Nothing reaches a route because an earlier route takes every lead first.
- Nobody is left in a route, or everyone in it is away.
- Someone in a route left the agency, or a team in it was archived.
- A route uses a tag that was deleted (the route is paused), or a Growth area that has ended.
- The shares do not add up to 100.
- The office hours have no days, so the route never runs.
Each route also shows how many leads it took in the last 30 days, and the sidebar shows the same by person. Open a lead to see which route assigned it.
Route the leads already waiting
Leads that arrived while no route worked sit in Unassigned. Once a route or Smart routing can take them, press Route N waiting leads at the top of that page. Fondaro sends up to 500 through your routes now, oldest first, and leaves alone any lead someone assigns in the meantime.
