Portal Publishing

Choose which property portals receive each listing and understand its queue, feed, crawl and eligibility status.

Portal publishing controls which outbound feeds contain each of your own listings. Fondaro prepares the feed, and the portal fetches the complete current version on its own schedule. Fondaro does not push an advert directly into a portal account.

Fondaro does not add a portal fee. Your agency still pays any subscription, package or per-listing charge required by the portal itself. Free destinations remain free on Fondaro too.

Choose portals for a listing

The fourth step of the create and full edit flow is Portals. Select one or more destinations, then choose Save portals. The compact Portals picker in the listing workspace edits the same saved choices.

You may select a portal before your agency has connected it. This keeps your publishing intent, shows Not connected, and provides a link to Organization > Integrations. An organization administrator must generate and register the feed URL before that destination can fetch anything.

Trovit, Mitula, Nestoria and Nuroa are presented as four brands but use one shared Lifull Connect feed. Selecting or removing one applies to all four. Their connection, feed URL and crawl evidence are shared too.

The Pending queue

Every newly submitted listing starts as Pending while Fondaro reviews it. Portal selections made during that time are saved, but Pending listings are excluded from every outbound feed. Connected or globally included destinations say Queued until approved; a destination that still needs setup remains Not connected.

When the listing becomes Active, Fondaro evaluates it against each selected portal's rules. An eligible listing enters the next generated feed automatically. You do not need to submit the portal choices again.

Sold, Rented, Inactive and deleted listings are omitted from later feeds. Because these are complete pull feeds, the destination removes an absent advert after its next fetch.

Publication statuses

StatusMeaning
Queued until approvedThe portal is selected while a Pending listing waits for Fondaro review.
QueuedThe selection is saved, but the listing is not currently being served or has not yet entered a generated feed.
In feedThe Active listing has been included in the portal XML. Fondaro has not recorded a portal crawl after that inclusion.
Live at portalThe portal fetched the feed after this listing was first served. It does not prove that the portal accepted, processed or displayed the advert.
Not connectedThe portal is selected, but the organization has no registered feed connection yet.
Not eligibleOne or more current listing fields do not meet that portal's feed rules. The picker names the reasons to fix.

JamesEdition has a Fondaro-wide connection, so it never needs an organization feed URL. Its strongest per-listing status is In feed because the shared legacy feed does not provide organization-specific crawl evidence.

Eligibility is portal-specific

Fondaro evaluates eligibility on the server every time listing details or publication choices are read. Typical requirements include an Active status, a supported sale or rental period, price and currency, supported property type, location fields, images, and a usable description. Some families add stricter rules:

  • Kyero itself accepts Spanish listings in this integration and requires a province plus a schema-compatible GIF, JPEG or PNG image URL.
  • Thribee destinations require at least 30 characters of plain description text and a stable public listing URL.
  • Green-Acres requires postcode, finite latitude and longitude, a description, and the agency account reference configured on its integration page.

Descriptions are sent as plain text: HTML and Markdown formatting (headings, bold, bullets, links) are stripped before a feed is built or a length is measured. The main description is tagged with the first language listed under Organization > Branding > Languages spoken; when no language is listed there, it is treated as English. Translations you add per language are tagged with their own language. Kyero-family portals only carry the languages they support, so a listing whose only description language is one they do not accept reads as "Description is too short" for those portals until a supported language is configured.

A listing picked from a place, neighbourhood or point of interest in the address search can arrive without a postcode. Fondaro now fills the postcode from the nearest street address when the pick or a saved listing has coordinates but no postcode; you can still correct it under the address details.

  • Homesgofast requires an image and a supported sale or rental listing.
  • JamesEdition accepts only its mapped luxury and residential property types, with price on request allowed.

Fix the named field in the listing editor, then return to the Portals step. Eligibility and the publication status refresh from the saved listing rather than from a browser-only estimate.

Connect and maintain a feed

Per-portal registration instructions, private URL handling, crawl evidence, rotation and disconnection live in Set Up Property Portal Feeds. That organization-level guide is separate from this listing-level publishing guide.

Keep each generated feed URL private. Rotating it invalidates the old address immediately, and the portal must receive the replacement before crawl evidence can resume.
