Add New Property
Create a listing in four steps, submit it for review, and choose the property portals that should receive it.
To add a new property, click Add Property from any properties page. This opens a four-step flow: add and optionally enhance the photos, fill in the details, submit the listing for review, then choose its property portals.
Step 1: Photos
Adding your photos is all this step asks of you. Enhancing them is optional, so if your photos are already polished you can add them and move straight on.
Add your photos. Drag them into the upload area or click to browse. Each photo is stored at full resolution, so your originals are always safe, and you can add as many as you like. Drag any photo to reorder, set your cover photo, and remove the ones you do not want.
Enhance a photo (optional)
Want a professional look without hiring a photographer? You can enhance any photo, and it is never required to publish.
On a photo, click Enhance and pick a look:

In a few seconds the photo is professionally edited and you get a before and after slider so you can compare. Each look keeps the real architecture, layout and fixtures: it improves lighting and presentation, and never invents rooms, views or features that are not there. During the wizard, the Original stays one tap away, so you decide what publishes. Studio can also restore finished work later when its verified source is available; if only a generated image can be restored, it is labelled as generated and no comparison is shown.
To enhance your whole set in one go, use Enhance all photos above the grid and choose a single look.

What enhancing costs
Enhancing is part of your plan: it needs an active plan or trial and a card on file. The per photo price appears right where you pick a look, never as a countdown.
Adding a card does not start a second subscription. You only pay for the photos you choose to enhance, and you can always finish and publish with your uploaded photos whether or not you enhance them.
Your set and the description
The photos you finish here, in the order you arrange them and whichever version of each you keep, are what go into your listing and what we use to write its description on the Publish step.

Features: Toggle any that apply: New Construction, Swimming Pool, Sea View, Garage, Terrace, Garden, Furnished, Air Conditioning, Elevator.
Address: Search with Google Places autocomplete (recommended) or enter the address manually. There is no photo upload on this step; your photos already live in the Photos step.
Step 3: Publish
Finish and submit your listing for review.
- A description is written for you from your curated photos and details. Edit it freely in the description editor.
- A completeness checklist shows anything still missing. A listing has to be complete before it can go live, so finish any open items to unlock publishing.
When you click Publish listing, Fondaro creates the listing with a Pending status and advances to the Portals step. Pending is a real review queue: the listing and your portal selections are saved, but no portal feed includes the listing until Fondaro approves it as Active. We email you when that happens.
Step 4: Portals
Choose where the listing should be published. You can select a portal even before your agency has connected it; the row then links to the matching setup page in Organization > Integrations. JamesEdition is included for every Fondaro workspace and needs no organization feed URL.
The picker shows the server's current publication state:
- Queued until approved means the selection is saved while the listing is Pending.
- In feed means the Active listing has been served in that portal's XML, but Fondaro cannot yet prove a later portal fetch.
- Live at portal means the portal fetched the feed after the listing entered it. This is crawl evidence, not a promise that the portal accepted or displayed the advert.
- Not connected means the selection is saved, but your agency still needs to generate and register that portal's feed URL.
- Not eligible names a listing field or portal rule that must be fixed before the listing can enter the feed.
Select Save portals to keep the choices, or Back to listings after they have been saved. Trovit, Mitula, Nestoria and Nuroa share one Lifull Connect feed, so choosing or removing any member applies to the whole group.
Portals refresh from their feeds on their own schedules. A removed listing disappears after the portal's next fetch rather than through an immediate push from Fondaro. See Portal Publishing for the complete status and eligibility model.
Editing a listing
To edit an existing listing, click Edit from the property detail page of one of your own listings. The same flow opens with your existing data, and you can enhance more photos at any time. The Portals step is independently reachable from the stepper and saves its own choices. In edit mode you also get a Delete button and a "Mark property as" option (Sold or Rented).
