Open Houses

An open house invites other agents to see one of your listings in a time window. You state what the introducing agency earns, agents say they are coming, and you see who is coming, agency by agency. Open houses are free for every agency, hosts and attendees alike.

Open a listing to agents

1. Start from either place:
   • the listing itself: Open to agents (the door glyph in the listing's actions, on its page or in the panel beside any list);
   • a row of My listings: Open to agents in the row's ... menu.
2. Fill in the form:
   • When: the date, start and end time, and the time zone the times are written in (Madrid by default).
   • Offer: the commission percentage for the introducing agency and its terms, for example "Plus VAT, payable on invoice". Leave the percentage empty to use the listing's offer to collaborating agencies.
   • Where: the address agents are shown, prefilled from the listing, and an optional map link.
   • Invitation: a headline, the invitation itself and up to 12 talking points, one per line.
   • Contact: the name and WhatsApp number agents confirm with, prefilled from the listing agent.
   • Who can find it: Listed for every agent shows it to other agencies on Fondaro (in Search and on the listing); Only people with the link keeps it to the people you send the link to.
3. Choose Save draft to finish later, or Publish to invite agents. The open house opens in a panel beside what you were doing.

You can host an open house on your own Fondaro listing and on a listing from a connected source such as Resales Online. Your agency's admins and the listing's own agent can create and manage it.

When you publish, Fondaro checks that the start time is in the future, the listing is on the market, the commission is stated and the invitation is written. The commission is fixed on the open house when you publish, so a later change to the listing does not change what you promised.

Share the invitation

Once published, choose Copy invitation link (the link glyph) on the open house's row in My listings > Open houses. The link opens a public invitation page that anyone can read without signing in, including agents who do not use Fondaro. It shows the home, the window, the commission and a Confirm on WhatsApp key that goes straight to your contact number.

The public page is never listed by search engines. It does not show the street address: an agent who says they are coming by email gets a confirmation link, and the address appears once they confirm.

Manage your open houses

Open My listings and choose Open houses under it in the sidebar (/dashboard/property-listings/mine?tab=open-houses). Your agency's open houses are listed in two groups: Upcoming, soonest first, and Past (finished or cancelled), most recent first. A listing's own page has the same list for that home on its Open houses tab.

Each row shows the open house, its status and who can find it, and how many are going. From the row:

• Publish a draft to invite agents.

• Edit (the pencil) changes the open house.

• Copy invitation link (the link glyph) once it is published.

• Cancel open house (the cross) calls it off. Agents who said they are coming see that it is cancelled.

• Press the going count to see Who is coming, agency by agency:

  • An agent on Fondaro shows with their name and photo, and has Message, which opens a conversation with them (on the right of your Inbox when you are there, otherwise beside the page).
  • An agent who confirmed from the public page by email has Email.

Press the open house itself to see it as other agents do.

You can also ask for one in Ask Fondaro, for example "open FDR-1234 to agents next Tuesday 11 to 2". The assistant prepares the whole open house as a card; nothing is published until you approve it, and you can edit the invitation, the address you share and the contact first. Approving publishes it.

Find open houses near you

Open houses reach you where you already look:

• The card: a home with an open house ahead carries an "OPEN SAT 12:00" flag on its photo, and its glance has an Open house block with Going.
• Search: Open house this week in the sidebar narrows the results to homes with an open house in the next seven days. See Search.
• Home: the next open house worth a look, as the home's card with the hour and the host, or, when there are two or more near your areas this week, one line that opens them in Search.
• People: an agent's or an agency's glance lists what they are showing next under Showing, with Going on each. See People.

Press an open house to open it in a panel beside what you are doing: the invitation, the time, the address, the home and the host, whose name opens their glance. Choose Going; press it again to change your mind. Message opens a conversation with the agent who hosts it, and WhatsApp opens a message to their contact number. If something about an open house looks wrong, use the ... menu to report it.

The small print

Every invitation carries the same footer: the host holds the listing; the commission and its VAT are payable by the host to the introducing agency on invoice; Fondaro passes the invitation on and is not a party to any sale; the price excludes the buyer's taxes and costs; and details may change. For a listing in Andalusia it also says that the Decree 218/2005 information sheet is available from the host.
