Fondaro MCP

Connect ChatGPT, Claude Code, Cursor and other AI clients to your Fondaro account with browser sign-in or a scoped API key.

Fondaro MCP lets an AI client you already use (ChatGPT, Claude Code, Cursor and others) work with your leads, listings, brochures and documents in plain language. It acts as you, with exactly the access you have in Fondaro: a member sees their own leads, an admin the whole agency.

Open it from Settings › Integrations › Fondaro MCP, as an admin or a team member. The page has two modes: Connect sets up a client, Your connections lists and revokes what is connected. If you are a developer and want to call Fondaro from your own code rather than an AI client, make an API key instead: see API keys.

Find the endpoint

Every client uses the same address, with no trailing slash:

text
https://api.fondaro.com/mcp/v1

ChatGPT and Claude Code sign in through your browser. Every other client sends a Fondaro API key as Authorization: Bearer fdr_mcp_…. Fondaro supports MCP 2026-07-28 and negotiates earlier versions back to 2024-10-07 automatically.

Connect ChatGPT

  1. In ChatGPT, open Settings, then Apps & Connectors. Turn on Developer mode if your workspace asks, and create a custom app.
  2. Use https://api.fondaro.com/mcp/v1 as its MCP server URL and choose Connect.
  3. Sign in to Fondaro, choose the organization, review the permissions and approve.
  4. Back in ChatGPT, refresh the app's actions if they don't appear.

There is no token to copy. The connection shows under Your connections.

Connect Claude Code

  1. Update Claude Code to a current version.

  2. Run:

    bash
claude mcp add --transport http --scope user fondaro https://api.fondaro.com/mcp/v1
  3. Start Claude Code, open /mcp, choose fondaro, then Authenticate.

  4. Sign in to Fondaro, choose the organization and select Allow.

Don't add an Authorization header: Claude Code handles sign-in itself.

Connect another client with an API key

1. Create a key

On Connect, pick your client (Codex CLI, Cursor, Visual Studio Code or Another client) and create a key. Give it a clear name, keep only the scopes it needs, and optionally an expiry. The key starts with fdr_mcp_ and is shown once: save it in a password manager. Use one key per client and computer.

2. Load the key in your terminal

Run the command for your computer and paste the key when it waits. The input is hidden and the key never lands in your history.

shell
read -s "FONDARO_MCP_API_KEY?Paste your Fondaro key, then press Return: "; export FONDARO_MCP_API_KEY; echo
bash
read -rsp "Paste your Fondaro key, then press Enter: " FONDARO_MCP_API_KEY; export FONDARO_MCP_API_KEY; echo
powershell
$env:FONDARO_MCP_API_KEY = [System.Net.NetworkCredential]::new('', (Read-Host 'Paste your Fondaro key' -AsSecureString)).Password

The first is for macOS (zsh), the second for Linux (bash), the third for Windows PowerShell. The key lasts until you close that terminal; start your client from it. Never paste the key into .zshrc, .bashrc, a project .env file or a committed config.

3. Configure the client

Codex CLI:

bash
codex mcp add fondaro --url https://api.fondaro.com/mcp/v1 \ --bearer-token-env-var FONDARO_MCP_API_KEY

Cursor, in your global (not project) mcp.json, then launch with cursor . from the same terminal:

json
{  "mcpServers": {    "fondaro": {      "url": "https://api.fondaro.com/mcp/v1",      "headers": {        "Authorization": "Bearer ${env:FONDARO_MCP_API_KEY}"      }    }  }}

Visual Studio Code, in MCP: Open User Configuration. It asks for the key once and keeps it in its own secret storage:

json
{  "inputs": [    {      "type": "promptString",      "id": "fondaro-mcp-key",      "description": "Fondaro MCP API key",      "password": true    }  ],  "servers": {    "fondaro": {      "type": "http",      "url": "https://api.fondaro.com/mcp/v1",      "headers": {        "Authorization": "Bearer ${input:fondaro-mcp-key}"      }    }  }}

Another client: set the endpoint and an Authorization header of Bearer plus your key, but only in a field the client marks as private or secret.

4. Check the connection

Make one read-only request from the client, then select Check connection in Fondaro. It says Connection received when that key has been used.

Choose scopes

ScopeAllows
crm:readRead leads, tasks, notes, deals, calls, emails, messages, your Inbox, calendar and teams
crm:writeCreate and change CRM records (needs a plan)
properties:readSearch property sources, read listings, open houses and viewings
brochures:readList and open brochures
brochures:writeCreate and manage brochures; also needs properties:read
documents:readList and open documents (needs a plan)
documents:writeWrite and change documents, attach them, manage share links (needs a plan)

A key keeps the scopes it was created with. To add one, create a replacement key, connect with it, then revoke the old one.

Revoke a connection

On Your connections, open a row's ⋯ menu and choose Revoke (a key) or Disconnect (an app), then confirm. It stops working at once and can't be undone. Each credential is separate, so revoking one never touches another. Admins also see Your team, with every teammate's keys. When someone leaves your agency, their keys and apps stop working within minutes.

A key you created but never used shows Finish setup. Fondaro does not keep the full key, so if you lost it, create a replacement.

What the assistant can do

  • Leads: search, read a lead and its timeline, create leads, update contact details, status and tags.
  • Tasks, notes and deals: list, create and update them; move or close a deal.
  • Inbox and calendar: read who is waiting on you and your calendar.
  • Calls, emails and messages: read a lead's calls, transcripts, reviews, emails and chats.
  • Semantic search: find people whose history matches a description or fits one listing.
  • Properties: search the Fondaro network, your connected sources and the property sites of your market, and open a listing.
  • Brochures: create a brochure of 1 to 25 listings from a search, update, renew or revoke it, and get its share link.
  • Documents: read, write and edit documents, and publish or take down a share link.
  • Lead routing (admins): read your routes, try a lead to see who would get it, add, change, reorder or delete a route, switch Smart routing, route the leads waiting in Unassigned, and mark someone away. See Lead routing.

Reassigning a lead's owners, moving many leads at once and everything in lead routing except marking yourself away are for admins only. Anyone with a brochure's link can open it until it expires or is revoked, and what you ask also sits in your AI client's history.

Troubleshooting

ProblemFix

Claude Code shows Needs authenticationOpen /mcp, choose fondaro and authenticate again.
An API-key client can't connectCheck the endpoint, that the variable is loaded in the terminal that started the client, and that the key is sent as a bearer token.

A tool is missingThe key lacks the scope, the tool is for admins, or your agency has no plan.
A search of outside property sites says the daily limit is reachedThose searches share a daily limit per agency, reset at midnight UTC. Your own sources keep working.

The full tool list is in the MCP server reference. Ask Fondaro is the assistant inside Fondaro; Fondaro MCP is the way in for one you use elsewhere. Questions: support@fondaro.com.
